My Role:

I was responsible for managing a 46 unit apartment apartment building, and then 68 houses.


My duties included:

  • Collecting rent and keeping records
  • Tenant retention and exemplary customer service
  • Daily building inspections
  • Occasional cleaning duties
  • Interior design recommendations
  • Purchasing and negotiating deals for both labor and materials
  • Scheduling and overseeing renovations
  • Advertising and add writing
  • Giving notices to tenants
  • Making evictions as needed
  • Representing the owner in rental court as needed

I began working as leasing officer and property overseer, and was then promoted to Resident Building Manager within three months.


Within four months of obtaining this position I had successfully renovated a large amount of the building, and brought the occupancy up from 60% up to 95%+.


Once the building was running well I was promoted to additionally manage 43 houses for the company in nearby suburbs. Twelve of the houses needed a full renovation and the majority of them required extensive repairs. It was a new challenge to renovate houses of different sizes and designs, though I received assistance from a project builder and completed the renovations another four months.


Then the owner purchased another 20 houses and appointed me to manage those also. I completed the additional renovations on these houses, and had all 63 houses rented within another three months.


And I continued managing these properties and working for the company on further renovation and lease-up projects for just over four years.

My Role:

The product I was marketing was a non-compulsory membership which provides industry recognition, training resources and networking opportunities for IT professionals.


Prior to my position, there had no established system for following up inquiries and no initiatives for generating new business. So I designed an efficient follow up procedure and wrote sales scripts and marketing emails.


I more than doubled my target of 280 new memberships, by getting over 700 new memberships in my first year alone, making $300,000 in immediate income and approximately $1,000,000.00 (one million dollars) future revenue for the company.


Due to my success the company asked me to select, train and manage two new telemarketers.


I achieved over 900 new memberships in my second year, and together we shattered our individual and group targets by getting over 1,950 new memberships combined in our first year as a team.


My team and I continued to exceed our sales targets by gaining over 2,000 new members each year there after.


In addition to my other duties I also came to replace the duties of the Member Retention Officer, because my debt collection success rate for regaining overdue member fees was found to be three times higher.


The Reason I Left: 

After remaining with the company for 4 years, I decided to search for a new challenge and higher paid employment to fund my frequent trips to USA.

I achieved the top sales the major majority of the months I was there.


My biggest sale was a five thousand dollar donation from a single cold call.


My average sales generated $3,500.00 a week profit for the company, earning myself an average commission only income of $700.00 for a thirty hour work week.


I would attribute my success in this role to my persistence, a positive confident attitude and to making a high number of calls, up to 150 calls per day.


I soon became a Team Leader for others who picked up on my enthusiasm, and from there I began motivating, coaching and giving pointers for success.

The Reason I Left:

At the time I left the company I was the longest remaining member of staff, and thoroughly enjoyed the challenge of my job, however decided to seek an fixed annual salary job in order to qualify for a home loan to buy my first real estate property.
