ESSENTIAL DUTIES AND RESPONSIBILITIES Develops and maintains positive
relationships with clients. Attends client meetings. Directs and coordinates, oversees and/or manages repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance, landscaping and janitorial work. Reviews work orders to ensure that assignments are completed. Responsible for facilities inspections and reports. Coordinates and managesmoves, adds and change activities. Obtains and reviews price quotes for the procurement of parts, services and labor for projects. Manages capital projects.
Prepares capital project and operating budget and variance reports and proper GL coding. Manages vendor relationships and trains vendors on work order and billing procedures.
Responsible for invoice processing and accuracy of cost center coding. Provides
process and procedure training. Coordinates, oversees and/or manages repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance, landscaping and janitorial work.

Scedules all preventive maintenance work for HVAC, Icemakers, Generators and UPS systems. Prepares Budgets and forecasts for the Cigna portfolio. Prepares change management tickets for IT for facilities planned Maintenance on generators and backup power sources. Prepare budgets and monthly operating reports.

Facilities Supervisor
Middle Tennessee Mental Health & Substance Abuse
- Nashville, TN - July 2011 to December 2016
Performed monthly and bimonthly walk through of mental health, forensic and dietary facilities. Documentsand report facility shutdowns, monitors preventive maintenance and reported tofacility manager. Familiar with OSHA regulations. Inspects and troubleshoots equipment such as boilers, emergency generators, chillers, water heaters and pumps. Reads and interprets sketches, diagrams, schematics and blueprints. Directs and supervises all maintenance staff projects and reports to Facilities Manager. Keeps MSDS up to date. Performs employee evaluations. Forecasts project material needs, maintain supply inventory and facility material needs. Schedules and directs contractors for facility projects. Prioritizes and distributes work orders. On call for emergency's.
HVAC- Operates Siemens Insight 3.12 computer program HVAC system. Adjusts and monitors room
temperatures, return air dampers, outside dampers, fan
speed, hot and cold deck values, cold and hot water values, replaces belts and motors on air handlers. Inspects
and repairs frequency drives. Troubleshoots and
repairs boilers, air handlers, cooling towers, water pumps and chillers. On call for emergency's.
CARPENTRY- Remodel offices, bedrooms and bathrooms. Roof repair, concrete
floors, block walls, doors, windows, shadow boxes, cabinets, tile, vinyl, access
doors, counter tops, paint, file cabinets, office partitions.
PLUMBING- Repairs and or replaces showers, water fountains, commodes, urinals,
faucets, sinks, drains, vacuum breakers, water heaters, mixing valves and water
pumps. Toilets, sinks, showers, water fountains.
ELECTRICAL- Repair or replace light fixtures, ballasts, bulbs, outlets and switches.
Tests and operates emergency generators once a week and collects monthly
reports for Facility Manager. Performs electrical inspections and tags equipment for the hospital. Performs
electrical repairs to water pumps, air handlers, chillers,
cooling towers and boilers.Maintains and cleans tools to keep in proper working
order.

-In charge of supervising all projects and quality control
-Remodeled for Lowe's, Home Depot, Louisville Tile, Color Tile and dozens of builders. Hired, trained and
supervised and released dozens of people in total
