  • Generate lists of properties for sale, locations, and descriptions as well as available financing options, allowing buyers to see available homes on the market that fit their criteria and then pair them with a lender that fits their financial needs, ie: conventional, VA, FHA.
  • Share listings with buyers via FlexMLS that best fit their needs and schedule showings of various properties for in order to showcase options and then assist with the contract and negotiations of the desired property.
  • Schedule follow up meetings or calls to keep both buyers and sellers informed of the progression of the transaction. At this time clients can be informed of additional marketing strategies for the property, if a price improvement needs to be made, or any other pertinent information while staying ahead of curve.
  • Draft sale and purchase contracts for respective parties to be completed upon the closing of a real estate transaction using using Zipforms and Docusign. Followed by drafing wire fraud and tax advisories as well as seller's property disclosure statements and various addendums that are unique to each type of transaction, such as HOA, Repair or Woodstove. Maintain both electronic and hard copy versions of each closed transaction for a retention period of 7 years.
  • Negotiate real estate contracts between buyers and sellers to facilitate agreements that best serve both parties involved and maintain property values. Keeping a focus on being direct, always having a plan "B" and making sure due diligence has been done on the property before going into the negotiation.
  • Assure that all real estate transactions initiated are in complete compliance with the applicable laws and regulations relating to the purchase or sale of residential properties by taking continuing education courses. Making sure both buyers and sellers fully understand the contracts by reviewing reach form and line contained in each unique transaction.
