Leasing: Sell the community and amenities and supervise leasing consultant activities to achieve retention and revenue goals Financial: Preparation of budgets and management plans for multi-million dollar properties; Compile and deliver monthly reporting such as re-classes and accruals, variances, and daily traffic monitoring Resident Relations: Design programs geared towards increasing long-term residency; Display and promote a courteous and helpful attitude; Promptly address resident complaints and feedback Competitive Analysis & Marketing: Complete monthly marketing strategies and assess all competing rents in the market area Personnel Management: Oversee all aspects of on-site employment including interviewing, hiring, training, promoting, and delivering performance reviews Maintenance: Constantly inspect property for proper maintenance; Check quality of maintenance work and inspect market ready apartments; Perform follow-up calls on completed service requests and maintain records of completed service requests and capital expenditures Collections & Legal: Ensure compliance with all community policies and lease agreements; Manage collections of delinquent accounts as well as evictions; Correspond with company attorney and attend court if necessary Purchases & Account Payables: Purchase and maintain inventory of supplies and equipment for proper operation of the property; Prepare and approve all invoices Relationship Building: Interfaced with Owners, Investors, Vendors, Construction and Executive Leadership in the execution of overseeing the daily operations of multi-family properties.
