  • As the construction manager for Kennedy Wilson, I was responsible for the cap-ex expenditures and maintenance operations on 9 properties in northern California from Sacramento to San Jose.
  • Duties included procurement of bids, contracts with vendors and contractors, billing and multimillion dollar budget control from start to finish.
  • As well as the exterior remodel projects; I also was in charge of interior rehab of apartment homes in my portfolio.
  • From tear down to turn key, I would utilize in house labor for cost control and worked on several projects at once turning from 6 units a month to 20 from Vallejo to San Jose.
  • Further duties to include; identifying deferred maintenance on all properties in my portfolio, obtaining bids and presenting to my asset manager for approval and budget.
  • Due to the economy, Kennedy Wilson suspended their cap-ex expenditures on their entire portfolio per investors requests.
  • My salary was dependent on the construction budget.
  • Kennedy Wilson is a client of FPI Management and hired me from FPI with approval from FPI Management.

  • Entry level in 1996 I started out on a 66 unit property; duties included pool service, landscaping, security and general maintenance and turns.
  • I quickly was promoted to a 128 unit challenged property as supervisor within 6 months.
  • After working on that property for two years, I was given to opportunity to manage two properties, a 32 unit and an 11 unit property at the same time.
  • Duties included general leasing, rent collection, eviction proceedings, qualifying applicants and maintenance.
  • After a year, I successfully stabilized and filled both properties to 100 percent.
