My approach is to give clients realistic expectations of high, medium and potential low sales price for their property in its current or improved condition. Each property is different; acreage properties have a number of unique factors which can alter their value. These factors may include, but are not limited to location, infrastructure, deferred maintenance, updates, style, views, soil type, grade of land, current use, potential future use, outbuildings, road access, landscaping and more.

Built my business on personal, networking and attorney referrals. Sold residential real estate in a challenging economy. Purchased investment property in the Phoenix area during the recession for my own portfolio as rentals and eventual appreciation. Earned the SRES (Senior Real Estate Specialist) designation and worked with attorney and senior community referrals to sell estate properties often involving POAs, trusts, personal representatives and families living throughout the United States and in one case the Far East.
Actively used the Brian Buffini based program to reach new clients and build my business. My follow through, attention to detail and client satisfaction was my primary focus.
During a critical time in the industry, I joined forces with 12 other Windermere realtors to form Live Real Estate, LLC in September, 2013.
Worked with buyers and sellers during the economic recession to purchase and sell homes, many of which were short sales or foreclosures. This was actually an excellent time to learn the real estate business from the bottom up. I did my research and understood the economy. I made presentations to referral groups covering the national and local estate market, which described how we got where we were and what the long term prospects might look like for real estate. I circulated my presentation to networking groups, attorneys, accountants and clients. I worked diligently to spread the word about where the real estate market was, where it was going and how long it would take to recover.
My goal was to gain recognition for my solid knowledge base and to earn clients through the spread of historical and current useful information. I worked with all clients with the utmost of integrity and hard work.
Brand new realtor, learning the business and reaching out to friends and family to announce the start of my new career. This was the beginning of the economic recession.
Like any new realtor, I used any number of means to learn the business including, but not limited to mailers, open houses, on call office duty, networking with friends and attending training sessions.
