  • Assist with the preparation and/or drafting, processing, completing, correcting, and recordation of various legal documents (i.e. Assignments of Mortgage, Substitution of Trustees, Quit Claim Deeds, Tax Forms, Affidavits, SOR's, Declarations, REO Deeds, Investor Executions through various Mortgage Firms).
  • Review several Legal Documents for Accuracy to include research (i.e. title work, Appraisals, Hazard Insurance, Flood Insurance, Umbrella Condo Insurance policy declaration pages (if needed), Appraisals, Modifications, Foreclosure recorded documentation, Mortgage Assignments, Investor execution documentation to complete chain of title, if needed.
  • Review all REO to ensure proper POA authority and Entity Verbiage are correct and verified to execute within the body of the Deed or any other document needed for execution.
  • Trained and Managed several team members in REO department which included preparation of most training materials.
  • Process and execute over 45+ Real Estate Owned (REO) documents per day at times (if volume is there).
  • Coordinate with several team members in relevance to Microsoft Access to track and send all legal documents for mailing purposes including and creating all UPS labels and organizing the mailing area prior to UPS pickup.
  • Prepare Excel Spreadsheets for tracking purposes.
  • Handle correspondence from outside Attorneys including all or any extra documentation needed.
  • Work with Attorneys to handle correspondence to include escalated requests with any issues that arose which will prohibit the recordation of the documents going forward.
  • Work in conjunction with other departments and third parties to execute all requests in a timely manner.
  • Order, prepare, review, and confirmed the accuracy of specific requests pertaining to Assignments or Quit Claim Deeds.
  • Send all recordable documents to Vault for recording purposes.
  • Correspond daily with various Attorneys regarding documents for execution regarding court proceedings and any correspondence.
  • Review and execute various documents for court proceedings related to servicing mortgage loans, such as Affidavits, Modifications, and Chain of title, any and all recorded correspondence related to such deal.
  • Worked directly with Law Firms and internal counsel to complete any requests to resolve customer satisfaction.
  • Rejected offshore documents and sent corrective changes to be made on documents as needed to meet State and Federal as well as PHH Mortgage and/or OLS, LLC compliance regulations.
  • Review and perform compliance for the following documents in order to execute and complete Loan Modifications, Assignments, Satisfaction of Mortgages, Bankruptcy proceedings, modifications, affidavits, Chain of Title, Home Affordable Modification Program agreements, Power of Attorneys, Complaints, Court Pleadings, Review and confirm accuracy of documents prepared by outside counsel documents
