Project Architect role for 13 million dollar restoration, shell and partial build-out of 100 year old heavy timber and masonry building incorporating State and Federal Historic Tax Credits. Points of interest include; stripping the building back to its original structure, installing new steel beams underneath every piece of heavy timber to allow for installation of sound isolation pads and concrete topping to every floor level, removing all brick from half-way up the fourth floor, fifth floor and all parapets to rebuild the 4- wythe brick walls that were failing, removing half of the roof to install concrete for HVAC, turning a freight elevator in to a new code-compliant passenger elevator, exterior concrete ramp to handle the 7 foot grade change at the entry. One of the largest challenges was cutting through the floors to connect 3 of the floors with an atrium and installing smoke curtains to close off the openings, including one going through a staircase.
Project Architect role for a 4 million dollar addition and new construction project for a manufacturing and testing facility to fit between an existing building and a revetment for a creek. This included removing an entire exterior wall and adding 3,000 sf to their current office space, with a facade to match the existing that had been completed 10 years earlier by a known Cleveland architect. Also included a new ground-up manufacturing and testing facility with new employee entry to allow them to add additional lines to their current operations. One of the biggest challenges were getting the required power and gas for the testing and the required water needed for fire suppression. There were a large amount of City meetings to complete such a project adjacent to a residential area.
