  • Developed a 5-year Capital Improvement Plan for the Nursing Home.
  • Supervised the completion of a full sprinkler upgrade while the facility remained occupied.
  • Managed labor issues and worked with the Personnel Department to resolve any labor issues.
  • Resolved a critical emergency situation (broken 8-inch water main) that took out the air conditioning chiller unit in one wing of the Nursing Home during the hot summer of 2014.  Mitigated the flood damage and had a replacement chiller located, shipped, installed, and operational within one week to avoid the potential relocation of hundreds of residents.
  • Worked with the Nursing Home Administrator to improve the response time to reported maintenance issues.  Developed better use of the asset management system by deployment of handheld electronic devices to the Maintenance Mechanics who could be dispatched and report completed work automatically reducing time-consuming paperwork.

  • Created the annual budget for Streets, Sanitation, Central Garage and Signs and Signals and submitted it to the Commissioner of Public Works for review and approval.
  • Collaborated with members of the city staff, other public agencies and private organizations to achieve an improved level of service in the area of refuse and recycling collection.
  • Was responsible for drafting and negotiating a Seasonal Winter Snow Response Plan with the Union representing Public Works employees.
  • Developed accountability reports for work departments performed.  Helped coach DPW Supervisors to be better leaders and develop expectation-based leadership.
