Created and implemented Asset Management Division at The Goodman Group, LLC in 2009 overseeing its annual Capital Expenditure success within a variety of Asset types including; Senior Living and Health Care, Multi-family Residential as well as Commercial and Retail. Several of those annual projects exceeded $100K. Project enhancements identified, specified and completed included; HVAC replacement, roofing, paving, interior redecorating, windows, exterior siding, interior & exterior painting, energy conservation projects. I have completed such projects under the personal philosophy of always doing the right thing, at the right time and at the right price.
I have identified, budgeted and executed Capital Expenditure projects for more than 25 + years within accomplished growth management positions such as Roving Maintenance, Manager of Building Services, Regional Property Manager, Chief Operating Officer (COO) of Residential & Commercial Properties, Vice President of Asset Management and Vice President of Property Management.
Oversaw the day to day and long term management of more than 70 communities and 7,000 + units within the Twin City market. Staff included 7 Regional Asset Managers, Operations Trainer, Operations Support and other office support staff.
Developed and implemented this department within TGG via discussion with President of company. Desire was to create a division of the company that would identify, budget and oversee all Capital Expenditures on an annual basis for its more than 70 Senior Living, Health Care, Residential/Multi-family and Commercial properties totaling approximately 10,000 units located locally, as well as throughout the country. Worked directly with department heads and Regionals to budget correctly, then determine based on cash flow requirements the timing to complete a project. Managed this department without additional support staff. Also was responsible for the day to day and long term operational success of the Commercial Department and assigned staff within TGG.
Oversaw the day to day and long term operational success of the Residential Multi-family and Commercial Properties within TGG portfolio. The Residential portfolio included more than 30 communities and nearly 5,000 units. Commercial portfolio consisted of more that 12 properties and approximately 700,000 square feet of space. Completed annual budgets for portfolio and managed its monthly financial success, completed annual approved Capital Expenditures while meeting and or exceeding annual cash flow requirements even during challenging market conditions.
Oversaw a portfolio consisting of 9-13 Residential/Multi-family communities located both locally and out of state. Completed annual operating budgets that included Capital Expenditure assessment of projects, budgeting projected costs and completing those approved within each annual budget. Outstanding hands on team leader, always leading by example. Was promoted to department Chief Operating Officer in November of 1998.
