TRG ManagementMiami, FloridaSENIOR PROPERTY MANAGER06/2001 to Current

Managed 7 different communities for TRG at different times since 2001. Currently manage 2 separate communities, totaling 478 units in Cutler Bay.

  • Creating & implementing an effective management plan that results in maximizing NOI.
  • Marketing property through analysis of competition and developing creative marketing plans.
  • Setting leasing/sales goals and objectives and training and motivating team members to achieve sales goals.
  • Creating the annual operating budget and monthly cash flow projections for both properties.
  • Review and approve all files & documents used on-site to ensure that the properties are meeting compliance requirements.
  • Overseeing any work performed by outside vendors.
  • Preparing weekly occupancy reports, monthly program reports and monthly variance reports for owner.
  • Monitor accounts receivable, approve accounts payable and accounting reports.
  • Reduced delinquency for each property to 1% of the total rent roll and the operating expenses by 10% - 15% while maintaining the same level of customer service at each property.

Additional responsibilities:

  • Training property managers and regional managers on the use of the property management software One Site.
  • Converting new properties from their previous software to One Site.
  • Assist in troubleshooting user issues and making corrections in One Site for all TRG properties.
  • Assisting with due diligence in property takeovers when needed.

  • Promoted to Senior Property Manager within 1 1/2 year of being with TRG.

  • Responsible for entering all information in Rent Roll for the property, including all traffic, leases, move ins, move out's, notices, renewals and write off's.
  • Responsible for posting all rent, fees and deposits as well as sending out three day notices, referring all evictions to attorney's office and referring all delinquent accounts to collection agency after move out.
  • Preparing lease agreements and auditing the files upon move in.
  • Completing deposit dispositions after move out and preparing notices to impose claim.
  • Responsible for resolving resident concerns and complaints in a timely and efficient manner.
