  • Walk and evaluate inventory in communities to determine pricing levels and to understand market competition Monitor if sales prices over/under budget Train community staff on market, pricing levels, home conditions, make ready and turnover time frames, renewal process, collection of fees and how to manage the lease operations side of the business.
  • Assist in development of inventory procedures and systems in conjunction with new home purchases and used home purchases Create uniform process for occupied site renewals, review and adjust lease agreement to comply with individual state laws as well as understand renewal requirements for each state Develop Marketing strategies to increase day to day traffic, review and manage advertising sources for vacant inventory Work with Operations Director in placement of new inventory to ensure maximum profits in strong market areas Oversee and manage utility coordinators to ensure 85% or above recovery rates Work with Utility vendors to guarantee best rates for our customer and company Additional duties and projects as assigned by CEO Yes! Communities - Revenue Manager Conducted and evaluated market surveys to gauge market conditions Determined independent data sources in order to establish value and rent comparisons to help make pricing recommendations Developed and enhanced marketing ideas to promote pricing optimization Set market home rent and home listing prices based upon market, inventory levels, and home and site conditions in order to maximize revenue and occupancy.

Communities - Yes Financial Services Loan Retention Coordinator Asses loans for modification or loan assumption options to help assist current residents in financial struggle Manage community managers in loan retention and collection issues Issue checks for escrow, title, property tax and insurance Create excel reports on production and productivity of loan modification programs for VP of Financial Services Train the field on "Loan Saver" programs and give guidance on loan portfolio management Travel for training events and host training classes on Loan Retention Host regional calls for solutions on collection issues for current loans and implement a strategy for Community Managers to collect on delinquent accounts Create closing documents for loan assumptions and loan modifications Review market value surveys to review for approval on Loan Assumptions, Short Sales or Foreclosure option Maintain/revise operations manual and create operation manual for Loan Assumption and Modifications Create and update Financial Services web portal on Sharepoint Create training material for sales agents, community managers and collectors as new procedures are implemented Follow up on closing documents to ensure closing deadlines are met Collect feedback on Loan Assumption homes to ensure homes sell in the allotted listing agreement time frame Review loan saver efforts made from servicing team, community office and financial services to approve foreclosure, replevin, cash for keys or voluntary surrender options Carmel Property Management.
Leasing Associate
