Worked closely with stake holders, national and local government, religious and community leaders to develop a comprehensive Master Plan for developing a multi use project in Bahamas, Including infrastructure development, resort hotel, marinas, concrete and asphalt facilities, residential housing and commercial sectors. The projects first phase 168M+. From the initial concept meeting through the multiple on site surveys and schematic plan we integrated the local community for the support we would need to make a project of this scope happen. Community outreach meeting and getting to know the people on the ground and creating an atmosphere of trust was critical. We responded in kind with a plan that was not what the typical project for the region has always been, we took a birds eye view of the issue and decided that a dramatic and comprehensive approach was needed. We created a multi phase multi layered plan that took a larger view of the area and we created an integrated master plan that would be used as the basis for building and development for the entire island. Responsible for on site evaluations, projections of costs development and phasing. The commissioning and management of studies including; environmental impact , economic impact, and a host of feasibility studies. Managed changes due to; site conditions, local community input and other issues impacting the project. Developed workable solutions and issued design modifications and reports for Government and stake holder review. Providing first person knowledge of our concept, designs and understood the larger political framework in which our project lived, I was became the prime speaker at key Government meetings (locally and nationally). The project was approved and accepted by the national and the local governments, and awaits completion of funding.
Created construction and design firm building luxury apartment interiors in Manhattan and homes in the Hamptons. Our firm built many signature projects for notable Architects and Designers. From RFP through final walkthrough we provided the documentation and scheduling to coordinate and support our management and field teams. To provide our Clients with accurate and efficient information in order to get our projects built. We also produced in house design/build for specific clients and projects. Work built was in excess of 25M with the largest projects at 6.5M.
Occasionally provided service as expert witness for legal firms regarding construction of design related issues, and inspection/evaluation services for select clients.
Our firm provided in house architectural services, cabinet making and fabrications we also provided service and maintenance on a coordinated and scheduled basis. Our service crews augmented our project construction crews of 50+ employees. In addition to residential construction we also built several restaurants, office building interior fit outs and conversions, lobby and church renovations. During this time I sat for my exams and became a registered Architect.
In 2012 the responsibilities of the larger Bahamas project overshadowed our business and in 2015 we made a conscious choice to focus on the success of the Bahamas project.
After completing my first degree I went to work at RD Rice Construction. A residential contractor whose primary market is luxury Manhattan apartment renovations. Hired as a Junior Project Manager I work many projects. I broke down bid sets and created RFP to the various trades. I qualified bids and verified scope coverage. I created and maintained project schedules. I was responsible for the monthly client invoices utilizing AIA formats and all vendor invoicing and change orders. Promoted to Sr. project Manager I became responsible for Client relations and quality control. Change order negotiations and cost analysis. Eventually I became the GM of Construction Operations and was responsible for the coordination of all manpower across all projects, site safety, logistics, schedule monitor and quality control. However my biggest role was chief problem solver for the ownership from construction technique to design detail or just holding a clients hand. During my tenure we built over 100M dollars in projects with notable projects such a two story addition to the Old Westbury Hotel for a new luxury penthouse and a double brownstone conversion on W10th street. While working I continued my education and received my Masters.
Lico is a residential contractor and cabinetmaker in NYC specializing I luxury apartment renovations. I began working a s a carpenter while attending classes at night and weekends. I became a cabinet installer and eventually I was promoted into a assistant site superintendent and eventually I ran one then many projects as a site Super. In my role I was responsible for initial probes through the demo , layout and installation of complete interiors including sophisticated state of the art MEPs and AV systems. Often I was responsible for the field verifications, initial layout and dimensioning of spaces for shop drawings.
