  • Responsible for establishing schedules and coordinating the timely design, planning and opening of new communities, the repositioning of existing communities, and the grand opening of a new phase.
  • Created and implemented a New Community Checklist/Schedule to identify critical path items necessary in order to gain CIC approval and ensure those items are being completed in a timely fashion by working with various department heads
  • Analyze proposed community to understand the surrounding area and competition to provide guidance to Division associates and consultants on product, pricing, model and signage locations, amenities, entry features, off-site constraints
  • Work with the Division President to complete the Greenfolder narrative to accurately communicate the positioning of the proposed community, its competition, stated performance levels and plans to ensure same
  • Work with the Land Finance Manager on the creation of VestaCalcs and the Competitive Market Analysis to ensure projections on timing, pricing and pace
  • Collect, review and publish the necessary components of the Greenfolder submittal to ensure a premier presentation of new land opportunities
  • Represent the Division in public hearings, municipal and community presentations as needed to gain rezoning, site plan, plat or other required approvals 
  • Identify, track and analyze competitors' projects and share updates with the Land Team and Division President as to their relevance and impact
  • Responsible for the creation of model home/Welcome Home Center design and implementation
  • Obtain and evaluate HOA documents, architectural covenants and zoning requirements and identify costs during due diligence
  • Work with outside attorneys and in-house legal department to obtain the HOA evaluation for the Greenfolder
  • Represent the company on multiple HOA boards and work with HOA management companies to ensure compliance with guidelines, premier community appearance and timely transition to community Board at sell out
  • Present, negotiate and secure architectural approval from all relevant parties, including HOA and municipal officials while adhering to required CCR and zoning regulations
  • Prepare CCR's (to include supplements for new phases), sales contract addendum and community disclosures
  • Review financial reports, budgets and full assessment of fiscal strength and viability of each association
