Review county records to identify the entity name of the last assignee of record. Coordinate with internal and external parties in obtaining missing and/or required documentation for processing. Ensure that all documents are executed completely with accurate data and required signatures were applicable (including but not limited to appraisals, recorded deeds, title policies, budgets, etc.). Review final title policies to ensure we are in the correct lien position. If there is a finding on the final title policy, request to correct will need to be made. Obtain from title companies copies of recorded deeds of trust and assignment of rents. Prepare Assignment of Mortgages and Allonges to be executed by prior seller/servicers. Track all Assignments into Simplifile. Review all documents (Note, Allonge, Mortgage, Assignment and Final Title Policy) to make sure they are originals before shipping them out to investors. Identify any potential break in Assignment and Allonge/Endorsement chains and help provide a solution to cure the break in chain. Provide Lending Manager completed collateral and asset packages for review and approval. Package original collateral for submission to the Investors. Serve as liaison between Anchor Loans and closing agent. Performed and provided group training with 3-5 people within the department on preparing Assignment of Deed of Trust and Assignment of Mortgage.
