Assists chief engineer in maintaining 3 high pressure boilers with the capacity of 3,300 horse power,
two 760 ton chillers, two 350 ton chillers serving a campus which includes 16 buildings. Completes
daily rounds to check operation and inspect equipment for safety problems, leaks and wear and tear of mechanical equipment. Coordinated ongoing maintenance and housekeeping of the plant flush boilers, observe meter and pressure gauges adjust boiler burner combustion. Operates boilers, and auxiliary equipment such as pumps, compressors, and air-conditioning equipment, to supply and maintain steam or heat for buildings. Observe and interpret readings on gages meters, and charts registering various aspects of boiler operation to ensure that boilers are operating properly, monitor boiler water, chemical, and fuel levels, and make adjustments to maintain required levels. Test boiler water quality or arrange for testing and take necessary corrective action, such as adding chemicals to prevent corrosion and harmful deposits. Responds to corrective maintenance requests and alarms in a timely manner. Review work orders and communicates with prior shift to assess work needs for the day. Inspect and examine heating/refrigeration and air-conditioning equipment, chillers, air compressors, heat exchangers, and all auxiliary equipment to locate defects in operations I assist with disassembling units and restoring them to operating condition repairing or replacing condensers, compressors, pumps, valves, motors, bearings, filters, belts and other parts recycle and charge refrigerants as required. Perform preventive maintenance on cooling towers and evaporative condensers inspect and test refrigeration systems, safety devices, and controls for efficiency of operation Troubleshoot and take necessary corrective action for major malfunctions and breakdowns of heating/refrigeration and air-conditioning systems, pumps, air handlers, chillers, fans, ducts, and dampers Assist with repairing and maintaining major heating/refrigeration and air conditioning units, coils, fans, subsystems and component parts. I perform weekly, monthly, and annual preventive maintenance on high and low pressure boilers, chillers, towers, and all related equipment maintain logs and records of equipment operations, repairs, preventive maintenance. Perform safety tests on equipment as required.
