I was hired by IBC as an Underwriter for their Wholesale 2nd lien Portfolio mortgage product.
This involved the analysis of loan files with regard to borrower credit, collateral, and capacity to repay.
I was expected to follow corporate lending policy, review files same day, decision 8-12 loan files per day, and communicate the outcome to customers.
I quickly became the "go to" person for all new Underwriters for training.
In 2010, IBC promoted me to a Business Analyst in addition to my underwriting duties in order to help the division become more compliant.
In conjunction with IT staff, we worked on numerous projects to ensure our loan origination software was reliable.
It was my responsibility to be the liaison between management and IT to facilitate open communication, set timelines and objectives, scope out all business details, and train staff on implementation of new features.
The most notable project was for HMDA in which we created a new platform and an automated way to deliver data to our corporate office.
Our objective was to revamp the software to ensure data integrity and reduce user error with the implementation of business rules.
In 2012, I was made an Officer of the bank and asked to lead the Consumer Mortgage division to originate Home Equity, Home Improvement, HELOC, Lot Purchase, Stand Alone 2nd Refinance, and Owelty transactions.
I built this department from the ground up, developing a Strategic Business Plan, performing a market analysis to negotiate product pricing, selecting appropriate staff, creating new software, implementing revised closing document packages, ensuring efficient processes and procedures, managing day to day functions, and creating a marketing strategy.
To date, the New Department has more than doubled previous sales production of this product.

I co-owned a Certified Residential Appraisal Company that performed residential inspections in Williamson, Hays, and Travis Counties.

I handled all administrative duties with the day to day functions of the business including bookkeeping and payroll.
I created all marketing materials, coordinated efforts with 3rd party vendors, and reviewed all appraisal reports prior to release to our customers.

I worked as the underwriting supervisor for a medium sized wholesale lender of subprime and Alt A mortgages.
I had previously worked for this company in 1998 as an Underwriter Assistant.
In addition to managing a staff of 6, I was responsible for much of the day to day underwriting, clearing conditions, exception requests, and preparing loan files for closing.
The majority of loans were underwritten traditionally with some use of automated engines such as RFC Assetwise.
One of the most important functions of my job was to communicate with our sales staff and broker customers.
I was able to develop excellent rapport with both.
Beyond these primary responsibilities, I assisted in the closing department and processed all employee loan requests through conventional methods.

This was a startup company based on the internet origination of loans.
I was responsible for putting in place all of the systems necessary to ensure a smooth transaction from application to closing.
I also put together the marketing campaigns to drive customers to our website.
In addition, I hired all staff and managed them on a daily basis.
Each day required that I make decisions which affected the overall direction of the company.
