I've been involved with Building Maintenance for the better part of my work career. I've been doing planned maintenance on equipment, motors and controls.
I've worked (and will work as needed) all shifts (Day, Swing, Graveyard), working in the food industry required that I be willing to work weekends, holidays and if needed on call. I'm also willing to do the jobs that others won't or don't like doing.
If I don't know how to correct a problem right away, I will find out and correct the problem

Security (Access, Keys, Alarm)
Duties: Security; access systems card, programming door locking and unlocking for holidays and schedule changes, programming employee access and key controls. Dogs; feeding, cleanup, vet visits. Alarm system; checking operation, adjusting for holidays, responding to alarms.
Electrical repairs: Worked on electrical systems from 24 volt (battery chargers) to 480 volt 3 phase systems. Replace lights and ballasts (277 volt), up-grade lights to LED. Overhead cranes in shop areas trouble shoot repairs, replace motors as required. HVAC system in the shop areas (Infrared heaters) rebuilt burners and vacuum motors as needed. Repaired air compressors as needed, ran air line for new DPF filter cleaner.
Plumbing: Sump pumps for lift station repaired and maintained. Repaired sinks, faucets, drains, flush valves for toilets and urinals, installed hand wash sink in one of the shop areas. Repaired steam cleaner water supply lines and high pressure lines. Repaired air driven pumps for the used oil storage.
Custodial: Worked with outside custodial service for cleaning of Corporate offices, break rooms and restrooms. Also tracked supplies and usage to maintain expenses down.
Grounds maintenance: Took care of lawn and trees, removed weeds as needed, repaired irrigation systems, replanted trees and bushes. Snow removal as needed. Hired asphalt repair crews as needed to maintain parking lot and areas. Fuel island, added lighting to area (was missed during construction phase) changed lighting over to LED.
Other duties: Helped the Corporate Safety Manager keep our building (and other branches) in compliance with OSHA standards.
Facilities Manager; Did the same as for Albertsons: Electric Forklifts, pallet jacks, batteries, chargers, Nicholas & Company had an ammonia Refrigeration Plant built in the early 1920's the main compressors were driven off of a D.C. motor, to operate the D.C. motor required a AC motor driving a DC generator. Nicholas and Company did not have a sanitation inspection program. Started a H.A.C.C.P. program and set the company up with having a quarterly third party inspection for sanitation. Was involved with 3 major remodels (Corporate Offices, Freezer (Ammonia), and produce/deli/meat).
Worked closely with warehouse and transportation operations
Building Mechanic: Performed Planned Maintenance on Forklifts, Pallet Jacks, Reach Trucks, Stock picking trucks, Sanitation Ride on Scrubbers and Sweepers, Dock Levelers, Overhead sectional doors, Bi-Folding high speed doors, Batteries and Battery Chargers, Banana Rooms, Ammonia Refrigeration, Lighting replacement of lamps and ballasts, HVAC, Exhaust fans for the battery room and Truck shop areas. Alarm systems for security, access, temperature, fire systems. Worked on fire suppression systems from wet, dry, anti-freeze to fire extinguishers and fire hydrants.
Foreperson: Worked with and trained new and existing employees on Equipment repairs Forklifts, pallet jacks, batteries, battery chargers, banana rooms, ammonia refrigeration, HVAC, security systems, fire systems and alarms.
Supervisor: Added responsibility of sanitation to the maintenance side, trained employees on proper use of cleaning supplies, equipment and safety. Also trained warehouse employees on Forklift and pallet jacks. Was also training employees from other distribution centers.
Facility Maintenance Manager: Quarterly budgets for maintenance, sanitation, and warehouse building supplies. Annual capital budgets for maintenance, sanitation and other departments (warehouse, transportation, truck shop, office). Responsible for building maintenance and equipment, sanitation department, parking lot. During last expansion of building gained new skills in mechanized conveyor systems.
