I was promoted and selected as a Marketing/Leasing Director to assist with training and brand building for two new properties acquired in June 2020 for Arlington Properties. These properties are located in Alpharetta, GA, (Belmont @ Park Bridge & Collingwood Apartments). My direct role and focus is to secure adequate employment by assisting HR with the recruitment and hiring process. I have been training both Leasing Agent, Assistant and Community Managers. I provide daily support to the new Community Managers by collecting and completing competitive marketing data detailed in a spreadsheet of surrounding competitors and pricing. Plans and organizes all resident events for both properties. Eliminating prior floorplans at one property by matching amenity codes to decrease the number of price variations for simpler price focus and sales. Creating team building activities for new and former employees. Works with graphic designers and Arlington Marketing Director closely to create all collateral. Post to Facebook and Instagram all events and blogging material. Create training tools for staff to use to streamline daily tasks. Performs evaluations 45 days after employment for all administrative staff. Created renewal spreadsheets for both properties for upcoming renewals in October 2020 for Community and Regional Manager review. Created a Leasing Binder for both properties equipped with floorplans, pricing, tasks list, job descriptions, software training tools and websites, brand colors and community maps for each community. Already increased occupancy for both properties since day of take over! Very excited to train and support all team members in this transition!
Works closely and in the absence of Community Manager conducting all aspects of Property Management onesite. Collects rent payments from all: future, current and past residents monthly. Processes all checks and money orders that enters the property by making daily community deposits for rent and other miscellaneous income in the amount of $583,000 or more. Communicates well with vendors and coordinates and executes safety property inspections as well as needed projects on the property from beginning to end. Distributes failure to pay rent Non-Compliance letters to all delinquent past and current residents and completes daily follow-up activity in regards to non-payment, promise to pay dates and eviction processes. Maintains an annual delinquency of .1%. Recovers 88.6% of bad debt created by past residents through onesite collections campaigns and third party collections. Creates appointments for prospective residents to conduct tours and secures leases. Reviews background and credit reports for all incoming residents. Assists the Manager in various objectives: auditing lease folders ensuring all information listed on the lease agenda and lease addendum's are completed correctly. Experienced in hiring and training of both Leasing Consultants and Assistant Managers, creates and updates renewals spreadsheets to assist in executing, updating renewal percentages for each month and eventually annually. Accurately process accounts payable invoices for the property. Follows and maintains an expense tracking spreadsheet to ensure monthly invoices were paid in a timely matter and to ensure proper accrual payments for scheduled projects. The ability to educate and explain legal documents to both leasing staff and residents. Understands and complies with both federal and local rules and regulations of Fair Housing. Represents the Company in a professional manner at all times. Organizes and attends all community social, resident retention functions and activities. Sustains regular and predictable attendance. Organizes all administrative schedules, workflows and shift coverage to meet expected business demands. Constantly reviews the Budget Comparison both actual vs budgeted to complete Executive Owners and Monday reports regarding detailed weekly and monthly activities of the property regarding all aspects of onesite property management.
Lease up property of 342 units. Effectively communicated new pricing to prospective residents. Greet clients and residents in a friendly manner. Managed and directed the daily activities of leasing & leasing consultants. Conducted onsite tours with prospective residents to obtain leases. Responsible for assisting leasing staff with all functions which includes auditing lease files, collecting and negotiating lease terms both new and renewal lease documents. Identifies hurdles in overcoming objections that add to vacancies and implements a strategy with the team to improve occupancy by creating leasing specials and hot sheets to target slow moving apartments. Responsible for certain sections of the 5.2 million budget with main attention to resident retention functions, marketing supplies and occupancy. Monitored and completed a weekly mini market to maintain working knowledge of market and competitors trends, specials and occupancy. Once a month would also complete a larger report known as the Competitive Market Survey which monitors more competitors in the general areas market rents, net rent, specials, lease terms, amenities, renovations and all fees for move in. Communicates all suggestions and data with Community Manager each week sometimes twice a week to remain competitive within the market. Leased an average of 12 or more leases a month.

Managed weekly mini market surveys. Assisted Leasing Manager with Outreach Marketing campaigns and events with the community, local small business and current resident ambassadors. Attended all resident retention events. As an Leasing Manager, I was responsible for all Section 8 accounts and maintaining a positive relationship with Department of Housing and Neighborhood Preservation (DHNP) Rental Housing Division. Direct supervisor of four Leasing Consultants and three maintenance techs. Also trained all leasing consultants in office. Reviewed all applicant rental applications before approving for leasing staff. Reviewed background and credit information for approval, approval with conditions and or denial. Created the office schedule for all leasing consultants inserted all time sheets, sick leave and vacations into payroll. Implemented a leasing goal sheet each month with goals and in staff rewards. Managed and delivered all renewals letters throughout the community by using a Excel spreadsheet monitored and completed by me. Negotiating renewal offers with Regional and sometime Director of Operation in Commonwealth Management. As a Leasing Manager, I scheduled, planned, organized and hosted resident retention events by creating a 12 month activity calendar.

Created Final Statements for move out, managed and sent past due balances to our third party collection agency. Conducted background checks on applicants. Received rent payments and tracked these transactions in Onesite. Nominated and Won the Bonaventure Leasing Professional of the Year award for 2011!
